Understanding Application Statuses

Why status matters

Planning applications go through several stages from submission to decision. Understanding these stages helps you focus on applications that are most likely to result in actual construction work.

Common statuses explained

Here are the most common planning application statuses you will see in PlanningIndex:

• Pending: The application has been submitted and is awaiting review by the planning officer.
• Validated: The council has confirmed the application is complete and valid. This is a good time to reach out.
• Approved: The application has been granted planning permission. The homeowner can now proceed. This is the best time to send a proposal.
• Refused: The application has been refused. The homeowner may appeal or resubmit.
• Withdrawn: The application has been withdrawn by the applicant. They may resubmit a modified version later.

Using status as a filter

In the Planning Search page, use the status filter to narrow your results. If you only want to see applications that have been approved, set the status filter to "Approved". If you want to catch opportunities early, set it to "Validated" or "Pending".
